FOUNDATION

RCC footing with pedestal, and Tie Beam tied to all columns to minimize damage in event of seismic movement.

STRUCTURE

The structure shall be of RCC columns, beams and slabs.

WALLS

Good quality AAC blocks and Fly ash bricks will be used

WALL FINISH EXTERIOR

Cement Plaster with Putty / texture finish at selected areas with 1 coat of external primer and 2 coats of weather paint of Nerolac/Asian or equivalent

WALL FINISH INTERIOR

Cement Plaster with Putty finish and finished with 1 coat of Internal Primer of Nerolac/Asian or equivalent.

STAIRCASE

Staircase will have Granite and Tile finish with Stainless Steel Railing

LIFT

6 passenger automatic lift with ARD from KONE, Otis or equivalent

ELECTRICAL WORK

Concealed conduit in slabs and walls. Copper wiring with Polycab/Finolex or equivalent. Switches of Legrand/Anchor or equivalent. Miniature circuit breakers (MCB) of Legrand/L&T or equivalent to be used.

WATER SUPPLY

All internal waterpipes and supply pipes shall be of CPVC of Supreme/Ashirwad or equivalent make and all PVC pipes used shall be of Supreme or equivalent.
Common Overhead Water tank of RCC rings will be installed above Head room.

SANITARY FITTINGS

All sanitary & CP fittings shall be of Kerovit/Cera/ or equivalent.

FLOORING

Vitrified floor tiles (2x2) to be used in Foyer, Drawing and Dining rooms, all Bed rooms and Kitchen. Vitrified / ceramic floor tiles (1x1) shall be used in all balconies/utility areas. Anti-skid floor tiles (1x1) shall be used in all bathrooms. All tiles shall be of Vermora /Jhonson/ OR Equivalent make

KITCHEN

Granite counter top with single bowl sink will be provided. Wall up to a height of 2 from the counter top will be covered with ceramic wall tiles.

BATHROOMS

All bathrooms to have ceramic glazed wall tiles up to 8 feet height. Bathrooms will have a Vinyl grid False ceiling and will have 1 no. exhaust fan.

DRIVEWAY & STILT

1X1 vitrified / cement parking tiles will be laid on the floor. Walls will be finished with plaster and weather coat paint.

DOORS

WPC (Wood Polymer Composite) door frames.with Moulded Panel doors OR Laminated flush doors with SS hardware, locks and fittings.

WINDOWS

Gypsum decorated false ceiling with provision for concealed lighting
